Streamlining Housing Development with Public Input Reform

In Beacon’s statewide listening tour, the lack of housing, especially affordable housing, continues to be at the top of Tennesseans’ concerns. Studies show the shortage is not only in rental units and low-income housing but at all levels of the housing ladder. New housing options are not being developed fast enough to meet rising demand. To address this problem, Beacon is working to identify regulations that drive up the cost of homes and slow down new development.

One such solution is Public Input Reform legislation that will streamline development processes. If the application for a proposed development is in substantial compliance with a land use plan that was made available for public comment and review before its adoption, the application will not be subject to any further public review or comment.

This legislation will help speed up development and give property owners and developers peace of mind that their land can be used consistent with a community’s master plan. Furthermore, local governments will benefit as their processes are streamlined. This incremental change will help alleviate the lack of housing in Tennessee.
